Commercial Analyst- Real Estate

Job Family Group: Business Support Group Job Description: This role is a core commercial and financial partner to bp’s EV and mobility growth agenda, responsible for translating strategy into disciplined investment decisions. The role leads the development of robust financial models, commercial forecasts, and market insights to evaluate new opportunities, optimise the existing portfolio, and support capital allocation. By providing evidence‑based business cases, scenario analysis, and performance insight, the role enables bp to deploy capital efficiently, manage risk, and deliver attractive returns while scaling low‑carbon mobility in support of bp’s overall transition and growth strategy. Shift Time - 5.30 PM to 2.30 AM IST Key accountabilities: 1. Build and Maintain Financial Models Develop, own, and continuously refine detailed financial models (DCF, IRR/NPV, sensitivity, scenario and portfolio models) to support investment appraisal, long-range planning, and commercial decision-making. 2. Commercial Evaluation of Opportunities Lead the quantitative assessment of new sites, demand partnerships, and strategic initiatives including utilisation and margin forecasting, cost benchmarking, and return analysis. 3. Support Business Cases and Investment Papers Produce high-quality business cases, and investment committee submissions, ensuring assumptions are evidence-based, aligned with strategy, and stress-tested. 4. Market, Competitor & Performance Analysis Conduct structured analysis of market trends, competitor performance, utilisation volumes, customer behaviour, pricing, and margin drivers to generate actionable insights. 5. Own Commercial Forecasting & Cost Modelling Deliver accurate forecasts for revenue, margins, utilisation, Opex, and capex; reconcile forecasts to actuals and identify drivers of variance to improve forecast accuracy. 6. Cross-Functional Business Partnering Partner with Finance, Strategy, Real Estate, Engineering, and Operations to input commercial insight into pipeline prioritisation, contract negotiations, pricing decisions, and operational optimisation. 7. Data Insights & Reporting Develop dashboards and reporting packs to track KPIs, evaluate commercial performance, and provide insight to senior management; ensure data integrity and improve data flows. 8. Risk, Sensitivity & Scenario Management Identify and model commercial risks, downside cases, sensitivities, and opportunities; provide recommendations to mitigate risks and optimise project/portfolio returns. Education: University degree or equivalent experience or higher-level financial qualification (i.e CFA) Essential experience: At least 5 years’ commercial analytical experience, preferably related to retail markets or real estate A good understanding of establishing business infrastructure networks Strong financial modelling and analytical skills and the ability to interpret data sets Experience in data projects Experience in Discounted Cash Flow Models Fluent in English Strong experience in data base management tools Why Join our team?
